A STANDALONE SERVICE  ·  FACILITY MANAGEMENT

Own the house. We will take the maintenance off your hands.

Owning a second home should feel like owning a second home, not like running one. Facility management is a standalone service run with the same teams, vendors and preventive schedules that keep 175+ villas guest-ready every day of the year.

The same teams, vendors and preventive schedules, running every day of the year.

What the service covers.

Our team audits the property on a fixed schedule, reports the findings to you directly and arranges the right vendor where something needs doing. You approve, we coordinate, it gets done.

Scheduled property audit

Our team inspects the property at a fixed interval against a standard checklist, the same one used across the managed portfolio. Nothing waits for you to notice it first, and nothing is assessed by whoever happens to be on site that week.

STRUCTURE, FINISHES, PLUMBING, ELECTRICALS, POOL, GROUNDS
Two-storey villa with a pool and terrace below misty hills

Whether you need it depends on how you hold the villa.

Under the Assured Agreement

It is included, at no extra charge. We operate the villa entirely for the full 48 months and carry housekeeping, on-site staff, utilities, pool and grounds, and routine repairs.

You can still decline it and appoint your own people. Most owners do not.

Infinity pool and terrace in the rain, waterfalls on the cliffs

Built for the monsoon, kept that way

Igatpuri takes some of the heaviest rainfall in Maharashtra, which is why the valley looks the way it does in August. Drainage, waterproofing, ventilation and materials were detailed for exactly that, and the maintenance cycle runs on the same calendar, so the work happens before the season rather than after it.

Come and see the houses for yourself.

Visits are arranged on any day, confirmed with you in advance. The fastest way to judge how a house is kept is to stay a night in one we already run.
